How is the roof of the prefabricated houses made?
The roof of the prefabricated house is made through the mounting of prefabricated panels by using a construction crane. Their structure and contour are determined for each individual architectural design. Only after the assembly of all roof panels, the finishing coatings are applied. This is done for the formation of a continuous waterproofing barrier.
Structure
Roof panels consist of a main bearing structure, OSB plates or hydrophobic plywood and roof covering. The wind and snow load of the region is taken into account in the calculation of the roof structure.
The position of the thermal insulation layers is selected depending on the function of the under roof space. Most often the thermal insulation of roofs is laid horizontally above the level of the suspended ceiling of plasterboard. Therefore, if the under roof space will be occupied, it is provided that this insulation should be installed over it - in the roof panels.
Covering
The slope of the roof determines the type of the roof covering. Two main factors determine the selection of the slope:
- Architectural image
For the traditional type of Bulgarian house it is preferable to apply the so-called sloping roof combined with the impact of the other parts of the house. The so-called flat roof is applied in modern solutions (with simple rectangular volumes).
- The price of the system / material
The different roof coatings determine the differences in the elements used below them. For this reason, it is not fair to talk about a separate price for the finishing roof coating, but rather about an entire cost of the roof.
You can accept the following gradation according to the overall cost of the roof:
- with ceramic roof tiles, with concrete roof tiles, flat roofs - almost the same price

with tin tiles - they vary in price depending on the complexity of the contour of the roof (for more complex contours the amount of input material increases significantly, and hence the price).
Drainage
The drainage system depends on the type of roof. With flat roofs, mostly internal drainage is used (roof outlets and internal gutters - hidden in the walls and connected to the sewerage system of the building). With sloping roofs, external drainage is used (gutters along the contour of the roof and drain pipes attached to the façade - with direct drainage on the surrounding surface covering).
