How and when the constructed house is put into operation?

Pursuant to Article 177 of the SPA, after the completion of the construction and the conclusion of the acceptance tests, where needed, the assignor registers the putting into operation of the site with the body which has issued the building permission.

Submission of the final report on the suitability of the building under Article 168, paragraph 6 of the SPA, the contracts with the operating companies for joining the networks of the technical infrastructure and a document from the Agency for Geodesy, Cartography and Cadastre for a technical passport brought to archive.

Within 7 days of receipt of the request, the body, which has issued the building permission, after checking the completeness of the documents, registers the putting into operation of the construction site and issues a certificate of commissioning.

When can I be refused permission for use?

According  to  Article  178  of  the  SPA  the constructions shall not be put into operation when:

1. The measures provided in Part "Vertical levelling" and the landscaping under the approved  design       have  not been implemented.

2. Existing buildings and structures not included in the building-up regime when provided for removal in the issued design visa have not been removed.

3. The fasades of the buildings and the structures have not been finished according to the approved investment design.

How to proceed in case of terrain for which many changes have been provided in the project?

The purpose of the vertical levelling  of the terrain is proper surface drainage of atmospheric water - snow, rain, etc.
If your terrain is steep, the necessary design levels of access for people and automobiles can be provided by an additional set of stairs and retaining walls. The cost of all these excavations and embankments may be too high for you at this time.
Therefore, after we build your house, you may decide to postpone for a while the events on the vertical levelling (provided for under the law)   in   Part   "Geodetic"   of   the   technical design. Until fulfillment of these events, you will not be able to put the building into operation.

At the moment when you are ready, the steps are:

1.  Performing  of  the  events  which  involve vertical levelling provided in Part "Geodetic" (the  implementation  of  vertical  levelling,  if required, is subject to a separate contract with us or another Contractor)

2. Putting the building into operation (after appointing a committee which accepts the construction and issues a protocol - Sample
16).

3. Commencement of warranty terms under the  contract  for  construction  of  the  house (they run from the date of putting the construction site into operation)

4. Issuanse of permission for use (within 5 working days of submission of a protocol - Sample 16)
What is the term for making a design?
The term for making a technical design is up to 30 working days (if all necessary documents are available).
